Overview

Senior Project Manager is responsible for managing client projects within the constraints of scope, schedule, quality, and budget, and to deliver the specified requirements that meet and exceed the client’s satisfaction. These projects can include office interiors, healthcare, lab, corporate office, industrial and infrastructure. Development, retail experience is a plus.

Manage the Project team members, consultants, contractors, and vendor alone or with an Assistant PM and other Avison Young professionals on larger projects.

The project sizes and scopes can range from simple to complex, from 5,000 SF to multi phased projects over 500,000 SF with over $100 million in value.

The base salary is aligned with market data and is estimated between $100,000 to $138,000 with the ability to achieve additional compensation through a bonus. This salary range reflects base compensation for the position across all Canadian locations. Within this range, individual pay is determined by work location and other factors, including relevant education/training, experience, and internal equity.

Responsibilities

  • Liaise with the client to establish and confirm the project objectives, needs and goals. Prepare project plan, charter, and reporting documentation.
  • When required responsible for assembling the appropriate team members, directing, and motivating them. Managing and monitoring the work and the resources involved through the course of the project.
  • Facilitate the project communications to all team members and stake holders, including minutes, meetings, and conflict resolution. Escalate decisions and unresolved issues.
  • Proficient in producing and managing the RFP process for services and products as required for the project and negotiating final contracts.
  • Establish and update schedules. Track, forecast and manage any deviations from the plan.
  • Establish a preliminary project Budget. Update and manage that budget through the course of the project. Provide budget reporting and expertise in providing value added solutions. Manage trade-offs between scope, quality, schedule, and budget.
  • Administer payment procedures and approve the appropriate project expenditures and establish change order control procedures. Maintain budget including contract and invoice tracking.
  • Enable Quality assurance and quality control as appropriate.
  • Provide expertise in examining the Risks and providing mitigation solutions for those risks.
  • Provide ongoing project reporting to the client and stake holders for the project, including budget and schedule.
  • Manage the project documentation, approvals, and changes. Document disputes, delays and claims and assist in their resolution.
  • Close out the project, prepare a final project report and archive the project records.
  • Ensure satisfactory completion of all services and product installations, including managing deficiency list completion, final payments, lien waivers and close out documentation.

Qualifications

Skills and Attributes

  • Proficient in Microsoft Word, Excel, Outlook, and Microsoft Project. Smartsheet is a plus.
  • Smart Sheet or similar digital project management platform experience required.
  • Ability to read and understand architectural and engineering plans.
  • Knowledge of construction materials, methods and tools and techniques and navigate current construction climate and cost understanding.
  • Ability to work closely with, manage and influence a team.
  • Works with integrity, dependability, and cooperation.

Education and Experience

  • Bachelor of Architecture, Engineering or Business or relevant certification in Project Management.
  • 10 to 15 years experience in Project Management.
  • Experience with construction, furniture, security, audio visual, moving etc. in a project management capacity.
  • PMP required.
  • LEED accredited a plus
