Job Title: Property Manager- COMMERCIAL AND RETAILJob Location : London City Centre - OntarioSalary: $90000-$95000 per yearSynopsis:As the Property Manager of our London City Centre as well as holdings in surrounding towns the portfolio you will have the responsibility of overseeing the operations and leasing of 240,000SF. In this role you will manage capital projects and be the main point of contact for all tenant inquiries and requests. You will work alongside the leadership team to create and implement innovative procedures to improve quality of service for tenants.Tasks and Responsibilities:o Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.o Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping and snow removal serviceso Maintain building systems, including vendor sourcing and set-upo Secure property by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.o Enforce occupancy policies and procedures by confronting violatorso Prepare reports by collecting, analyzing, and summarizing data and trendso Meet organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishmentso Manage the coding and approval of invoices according to budget schedules; liaise with head office accounting team to ensure financial accuracyo Supervise and lead a team of employees and union workerso Understand the leasing market by surveying local rental rates and calculating overhead costs, depreciation and taxeso Attract tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing unitso Negotiate leases with existing tenants and prospective tenantso Experience negotiating collective bargaining agreement and managing union employees would be a great asset. Job Requirements:o Post-secondary education in Real Estate Property Management or a related fieldo 4+ years as a Property Manager of large commercial / retail buildings requiredo Experience in contract administrationo Highly collaborative management and working styleo Passionate about building structure and processo Excel at building relationshipso Familiar with applicable local, provincial and federal laws and regulationso Highly experienced with budget and reporting managemento Impeccable interpersonal skillso Strong knowledge of office software: Outlook, Excel, Word,o Knowledge of YARDI 7s a strong asseto Ability to work under pressure within tight deadlines and short timelineso Ability to handle matters requiring diplomacy, sensitivity and confidentialityo Strong ability to learn continually on the job under pressure, on own initiative, often without prior training or instructions.o Ability to exercise good judgment, discretion, and diplomacy. #INDDIR1About Arch Staffing and ConsultingArch is a diverse and global staffing firm incorporated in 1993.
