We are currently looking to add a Property Management Associate to our team. This role is responsible for the day-to-day operations of commercial properties, including residential and retail buildings. Reporting to the Vice President, Investments & Development you will be responsible for a Western Canadian portfolio of retail and residential assets. In this role, you will be accountable for the operation, management, and administration of the portfolio as well as the managing of annual operating budgets to ensure landlord’s objectives are achieved. The successful candidate will provide first-class property management service, champion a culture of service excellence, and expertly manage institutional real estate.

Key responsibilities will include:

• Manage all aspects of the day-to-day operations by liaising with teams in areas such as accounting, leasing, asset management.

• Engage and contract with service companies necessary for building maintenance including janitorial, HVAC, elevator, landscaping, etc.

• Manage annual operating plans and property budgets, including capital improvements in a timely fashion.

• Provide timely and accurate reports on property operations as required.

• Monitor and manage receivables, collection of all rental income and generate monthly reports.

• Enforce contract and lease agreements while administering each property in accordance with approved budgets and operating policies.

• Ensure that that corporate governance, environmental, health & safety policies and procedures are compliant.

• Responsible for ensuring all Property Management policies, procedures and operations are conducted effectively.

• Ensure that occupant problems are rectified in a prompt, effective and cost-efficient manner, and that a very high standard of rapport and communication is consistently achieved.

• Develop, motivate, recognize, and administer staff, including building operators and caretakers, as well as third party service and maintenance staff.

• The ideal candidate is highly organized with a keen eye for detail, strong financial acumen, a strong level of business maturity and solid decision-making skills.

• Continually build relationships with an ability to communicate with precision and clarity among various stakeholders.

Qualifications:

• University degree.

• CPM or RPA designation is an asset, or willingness to obtain.

• Two to Three years (2-3) related commercial property management experience with a high level of administration and accounting.

• Knowledge of operational procedures, general maintenance, construction, contract negotiation and accounting.

• Experience and confidence with variance analysis and financial review of operating statements.

• Experience in Yardi is an asset.

This exciting opportunity comes with an excellent total compensation package including extended health, dental, RRSP matching (eligible employees) as well as tuition reimbursement, training, and mentorship programs. The salary range for this position is $55,000 - $90,000 per annum (actual salary offered will be commensurate with education and experience).
