POSITION OVERVIEW:

This role is based in RioCan’s Calgary Regional Office and is responsible for supporting the needs of RioCan’s Western Canada Tenant Construction team. This role will report to the Sr. Project Manager, Tenant Construction, this position is responsible for the oversight and supervision of Construction projects for the Western Canada Tenant Construction team, which will involve projects relating to new Tenant deals and Capital Improvement and Maintenance Projects when needed.

RESPONSIBILITIES:

  • Liaise with internal and external parties; Leasing Department, Asset Management, extended Operations team, contractors, consultants, designers, architects, municipalities and tenants on various projects;
  • Work with internal departments to assist lease negotiating – to be able prepare timing and accurate budgeting as related to those lease negotiations;
  • Prepare accurate Internal reporting – on a Quarterly and Monthly bases as related to Accruals, Monthly Cost Variance reports, and Job Status updates;
  • Be active and up to date on new construction practices, research innovative ways to build efficiently and expeditiously;
  • Monitor and Oversee Tendering process, ensure that corporate policies and procedures are adhered to, and provide tender analysis with recommendation for approvals;
  • Management of multiple Construction projects, including; visiting sites to ensure projects stay on time & on budget, contract administration, preparation of Purchase Orders to facilitate the completion of Departmental works, issuance of any necessary Change Orders/Budget Revisions, and review approval of invoices;
  • Provide general assistance in the preparation and implementation of major construction projects;
  • Other duties / projects as required.

QUALIFICATIONS:

  • University Degree / College Diploma in relevant field of study;
  • Minimum 5 years of experience in Construction sector;
  • Real estate development experience is considered an asset;
  • Experience in blueprint reading, building codes, municipal requirements, and fire code regulations;
  • Thorough knowledge of all aspects of construction and technology methods, industry practices, estimating/budgeting, scheduling and general safety requirements;
  • Excellent time management and organization skills and ability to communicate and report accurately and timely;
  • Experience with budget forecasting, creating spreadsheets, troubleshooting, project planning, interpreting legal documents, accounting, and interpreting specs and standards;
  • Strong understanding of Lease Agreements;
  • Strong oral and written communication skills;
  • Proficiency in MS Word, Excel, Project, Acrobat Professional and Outlook;
  • Experience with JDE accounting software, Yardi and/or AutoCAD would be an asset.
