Reporting to the Director of Construction, the Project Manager plays a critical role in bringing the design of a project to reality by managing all aspects of construction and coordinating with the Sales & Marketing, Development, and Customer Care teams. In this role, you will be responsible for managing the construction process, supporting and reporting to the Director of Construction, and providing mentorship to the Assistant Project Manager. You will be empowered and encouraged to go above and beyond, and to ensure that the highest standards of building performance are met.RESPONSIBILITIES Manage and challenge consultants and oversee the coordination of all design stagesReview consultant scopes of work and provide feedback to the development teamLead and manage relationships with trade contractorsPrice out potential homeowner upgrades and understand the risk and schedule impact for the team to assess and make decisions on upgrade offeringsCreate a detailed schedule using Microsoft Project and update it weeklyCreate a detailed budget based on historical data, cost consultant budget, and trade contractor inputSeek VE opportunities and present them to the teamManage all city construction permits from demo to full building permitCreate a detailed GC/Div. 1 budget/monthly projectionPrepare monthly and weekly progress reportsReview and approve progress payments and invoicesIdentify potential risks and methods to manage themLead the procurement processManage, monitor, and present GC cost projections and update the projections monthlyAssist the Site Superintendent with site managementManage all City and Tarion occupancy datesCreate plans with the help of the Site Superintendent and contractors to get back on schedule if neededCreate site logistics plans with assistance from the Site SuperintendentAudit site safety documents to ensure complianceManage trade and consultant extras and creditsManage and mentor the Project Management teamManage and challenge the Site SuperintendentChallenge other departments (Development, Sales & Marketing, Customer Care, etc.) while remaining empathetic to their views and motivesKeep all parties informed of potential issues/opportunities and safety incidentsResponsible for performance of the PM team; mentoring, motivating, creating PIP when needed, and flagging issues and acting upon themQUALIFICATIONS 5-7 years experience in the real estate construction industry, with a minimum of 2 years experience as a Project Manager on high-rise residential construction projectsA university or college degree in a related field of engineering, construction management, or architectureOrganizational and planning skills; ability to manage high volumes of detailAbility to approach all situations with empathy and understanding, and a commitment to conflict resolutionExperience and comfortability using Procore, Bluebeam, Microsoft Project, and ExcelEnergized by our mission of making a positive difference in our industry and in the development of our cityHigh emotional intelligenceTeam-first mindsetExcellent communication skillsTakes accountability for and pride in their workWorks to continually improve themselves and their teamWe would like to thank all applicants for their interest; however, only those who are selected for an interview will be contacted.Devron Developments is committed to creating a diverse and inclusive workforce.
