Strong leadership, analytical capacity and good judgement are key requirements of this newly created position as the key development leader for all of our projects. To summarize: you have a passion for assessing potential sites, analytical capability, and creative problem solving that leads our projects and brings out the best use of land. The goal, as with all major projects is to problem solve and to achieve project deliverables so that we deliver a beautiful building to the expectations of our owners and stakeholders. Accountabilities and Expectationsassess and oversee potential new land acquisitions and development projects to determine feasibility and highest and best use, providing insights on market, entitlement risk, and underwriting/financial feasibility while working closely with the Acquisitions & Investment Teamresponsible for initial site analysis, preparation of requests for proposal for the hiring of environmental and other consultantsimprove the effectiveness of outside consultants, contractors, project managers, etc.conduct planning feasibility analysis and project due diligence to determine the viability of such opportunities. provide strategic input and present plans and designs for consideration and decision making. prepare development proposal reports and business plans including cash flow requirements, funding requirements, operating pro-formas, etc. for review and approval by the executive stakeholders.prioritize, plan and coordinate project development activities according to business needs while assessing potential risks of municipal by-laws variances and other building parameters.lead the development and design coordination meetings, including planning, engineering, anchored in solid financial fundamentals to properly evaluate concerns and opportunities.lead internal and external meetings as well as project tracking during the planning development stage.proficient knowledge of construction methods and best practicescreate development project overviews, schedules, budgets and reports.coordinate all aspects of development applications through management of consultants and through full cycle project approval process, including re-zoning, official plan amendments, site plan approval, variances, consents and all other regulatory submissions and approvals prior to submission for best probability of acceptance.anticipate possible impediments to development, determine appropriate resolution, consult with internal stakeholders and direct development strategy accordingly.demonstrate ability and aptitude to review and analyze architectural drawings for site, building, and suite plan layouts.monitor political and other related policy changes in targeted Municipalities of focus to keep track of key changes that may impact the project(s) and the company’s business plan.initiate and maintain relationships with key Councilors and other City staff as appropriate.oversee a planning and development team consisting of yourself and a planner/coordinator.access and coordination with other teams within the organization i.e. construction oversight, finance, acquisitions.coordinate the assignments of the team.assign relevant tasks to team-members and ensure timely completion.organize regular update meetings within the team.QualificationsThe successful candidate will possess a university or college degree in Urban Planning or in a related field: civil or mechanical engineering, planning or architecture. A proven track record of success with real estate development projects, ideally you have completed at least three mid-high rise residential projects displayed through a minimum of 5 years of development experience including management of the approval processes, working with municipalities and other governmental agencies. Experience with the City of Toronto Planning and Building process is a definite plus for any candidate.ability to problem solve effectively and adept at presenting complex information clearly and concisely.confidence in running active projects/files independently and to make decisions and problem-solve independently, effectively and creatively.ability to lead and prioritize competing short and long-term deadlines.excellent communication, interpersonal, and organizational skills and the ability to work autonomously. excellent management and presentation skills collaborative attitude with the capacity and willingness to manage multiple tasks by being flexible/adaptable and responding to constantly changing circumstances.
