They have deep partnerships with many of the top real estate development firms in the GTA, as they focus on large-scale masterplan and mixed-use developments with a focus on affordability, which are impactful to the city, as well as deeply connected to the communities in which they build. Senior Construction Manager On behalf of our client, we are seeking a Senior Project Manager to support and manage the construction function, reporting to the Head of Construction, and to act as a project lead for their pipeline of projects in development as they head towards construction. The successful candidate will be a highly motivated relationship builder, with a passion for construction management, a strong business acumen, and a desire to join a dynamic team. In addition, they will be able to work in a lean team and fast-paced environment, while being responsible for supporting an extensive portfolio of projects. The candidate will be responsible for project leadership, team coaching and mentorship, and possess a strong understanding of the construction and pre-construction processes and related budgets and timelines. The compensation package range is $160,000-$200,000 depending on level of industry experience and exposure plus a bonus package and corporate perks. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework. Take charge of overseeing and directing ground-up projects from initial construction phases to completion, focusing on high-rise residential (condo & rental) and mixed-use projects. Develop and meticulously maintain design and construction budgets and schedules, continuously reviewing and managing change orders as necessary. Lead the comprehensive process of soliciting proposals from a diverse pool of contractors and trades, negotiating contracts, and aligning the selection of proposals. Effectively manage a diverse array of multi-disciplinary consultant teams involved in project execution. Create and review project overviews, schedules, and proformas for both internal management and external partners. Manage multiple construction projects concurrently, including site visits to ensure adherence to timelines and budgets, oversee contract administration, and handle procurement processes such as purchase orders, charge orders, and budget revisions. Undertake administrative tasks such as preparing and processing change orders, invoices, and applications including Tarion. Proactively manage, review, and prioritize project work plans to ensure adherence to timelines and budgets, holding accountability for project timelines and costs, and providing comprehensive reports to management including Quarterly Accruals, Monthly Cost Variance reports, and Job Status updates. Provide support to the planning team during zoning, site plan, and building permit phases, contributing to strategic decision-making processes. Maintain clear and effective communication with construction site staff as needed, ensuring proper quality, inspections, and adherence to schedules, and providing management with recommendations as necessary. Foster collaboration and maintain alignment with various internal teams including development, construction, asset management, leasing, finance, and accounting, as well as external consultants and partners, to ensure project timelines and objectives are met. Assist in aligning team processes and provide guidance and mentorship to junior staff. Cultivate and nurture relationships with key stakeholders, both internally and externally, to ensure successful project outcomes.
