Bloom Recruitment is in search of a Construction Project Manager with building + general construction contracting experience to join our client's team immediately.Title: Construction Project ManagerIndustry: Steel Building Contracting + Construction Location: North Vancouver (office) + travel to client sitesSalary: $70,000 - $95,000Responsibilities: Pre-Construction:Ensure that the preconstruction services and construction delivery are to the highest standards and meet the needs of all stakeholders.Participate in preconstruction activities such as project opportunity interviews, proposals, schedule development, constructibility, construction sequencing and value engineering.The Project Manager may be involved in the Contract Negotiation phasePrepare letters of Intent and contracts for tradesDevelopment of a project planEnsure that the final budget is set up by accounting and that costs are monitored and reportedTendering, negotiating and preparation of trade contracts and purchase agreementsDay to day management and monitoring of each project to ensure compliance with schedule, budget and contractConstruction Management:Monitoring and reviewing of plans, specifications, shop drawingsLeadership by creating and maintaining good relations and communications between corporate team members, client team members, civic officials and the public.Tracking and distribution of drawings, specifications, shop drawings, colour schedules, change orders, site instructions, etc.Provide engineering and design input in solving construction detail problems as a value added service to the design team.Monthly cost forecastConduct field inspection of each job site on a regular basis as required ensuring compliance with requirements of the construction contract.Prepare, monitor, update and track the scheduleIdentifying, logging, providing proper notice for and the preparation and pricing of Construction Cost and Delay Claims as required ensuring compliance with the construction contract.Ensure superintendents and other members of the project site team are effectively utilizing Company project delivery tools for scheduling, QA/QC, LEED, cost control, risk management and safetyApproval of monthly invoices for payment.Finalize the project budget and contract amount.Review scope of work sections.Tender and award sub-contracts.Obtain or arrange to have obtained, permits, easements and deposits.Ensure Notice of Project to WCB.Ensure each project is registered with the insurance providerCoordinate final inspections and certificates where required.Resolve all contract issues during construction.Required Skills:Experience in steel building construction + industrial and commercial constructionExperience in Design/Build constructionStrong knowledge of construction safetyWorking knowledge of the estimating process, including ability to perform quantity takeoffs.Negotiation skills.Knowledge of Construction Contracts CCDC2 – 1994; CCA5 – 1998Ability to tender and negotiate Trade Contracts.Leadership abilities and well developed communication skills with the ability to seamlessly work with a diverse set of partners and staff.Ability to carry out Project Cost Forecasts.Knowledge of drawings and document control.Ability to manage the risk of Trade Contractors.Knowledge of project cash flow management.Ability to write technical reports.Knowledge of computer systems and common software: Office, Autocad,Knowledge of basic accounting.Ability to ensure timely collection of billings.Good construction knowledge of architectural and structural aspects of projectsThe Ideal Candidate:The successful candidate will have a minimum of 5+ years of professional experience overall, with a minimum of ten years of management leadership experience in a construction company.Proven track record of successful project management of major building construction projects more than $50 million.Deep expertise and a proven track record with respect to the continuous improvement project delivery services and value-added constructibility processes and practice.Demonstrates integrity and strives for excellence in her/his work. Has strong interpersonal skills and, in particular, the ability to mentor.Service and results-orientated; being able to build and steward trust with a broad network of excellence, pride in teamwork and outstanding service after project completionDemonstrated competence in the areas of safety, workforce management, project execution, cost control, quality and administration
