Job Description

The general role of a Construction Project Manager with Innascore Developments Inc. is to plan and supervise a wide range of construction projects from start to finish. Individuals in this position will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.

An excellent Construction Project Manager must be well-versed in all construction methodologies, processes and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results
The ideal candidate will have an analytical mind, strong leadership and great organizational skills.

The goal of the Construction Project Manager is to ensure all projects are delivered on time according to requirements and without exceeding budget.

Key Responsibilities

  • Collaborate with engineers, architects, clients and consultants to determine the specifications of the project (during pre-construction and construction processes)

  • Negotiate and write contracts with external vendors to reach profitable agreements

  • Obtain permits and licenses from appropriate authorities

  • Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations

  • Maintain hiring, firing and supervision of all staff, contractors, vendors or suppliers, as directed or allowed by management

  • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met.

  • Plan, schedule, organize, direct, control and evaluate construction projects from start to finish according to schedule, specifications and budget

  • Set goals and objectives in order to achieve project deliverables, from a safety, schedule and budget perspective

  • Develop and implement quality control programs

  • Prepare progress reports and issue progress schedules to clients

  • Communicate with client, managers and reporting officer any updates on deliverables

  • Acquire equipment and material and monitor stocks to timely handle inadequacies

  • Hire contractors and other staff and allocate responsibilities

  • Supervise the work of laborers, trades, site teams etc. and give them guidance when needed

  • Evaluate progress and prepare detailed reports

  • Ensure adherence to all health and safety standards and report issues

  • Coordinate with and structure the entire site team (Site Supervisor, CSO/First Aid, Foreman, Labor, Carpentry etc.)

  • Coordinate with lending institutions and Cost Consultants as necessary

  • Coordinate with the office staff (Director of Construction, Project Coordinator, Bookkeeper, HR etc.) on project deliverables

  • Work with other Project Managers both senior and junior by collaborating on projects, offering advice, experience and leadership skills

  • Prepare, track, communicate and approve RFI’s, Change Orders, Back Charges, Purchase Orders and Construction Contracts

  • Review, track and distribute Shop Drawings

  • Approve / Sign-off trades invoices on a regular basis

  • Track and balance project budgets from an initial concept through to a A-level bankable budget

  • Prepare and submit construction project budget estimates

  • Formulate and track invoicing projections for client and financing cash flow forecasting

  • Attend budget meetings with client, developer or office staff to evaluate contingency used and cost savings

  • Formulate, update and distribute project schedule for sub-trades/contractors, get buy in and hold trades accountable to timelines

  • Manage operations team labour hours on construction projects and maintain a profitable general conditions on the construction budget

  • Evaluate risk factors for the project and plan to mitigate risk level

  • Balance overhead costs and ensure project profitability at all times

  • Ensure corporate expenses and labour costs (timesheets) are organized, labelled and received by accounting prior to invoicing deadlines

  • Coordinate with accounting on budget updates and manage throughput deliverables. Ensure project invoicing is up to date, accurate and billed to the client/developer in a timely manner (monthly).

Requirements and Qualifications

  • Proven experience as a construction project manager, strong residential PM experience is essential (5-10y)

  • Demonstrate an in-depth understanding of residential wood frame and concrete construction procedures, materials and project management principles

  • Familiarity with quality, health and safety standards

  • Demonstrate a strong knowledge of office software (MS Project, Excel, PowerPoint, Word, etc.), construction software, email, G-Suites, Google Docs, Google Sheets, Google Drive, Google Photos, PDF editing software, Bluebeam etc

  • Must hold a valid BC Drivers license, have a clean driving record and own a reliable vehicle for transportation to various job sites within the Okanagan

  • Outstanding communication (written and verbal) and negotiation skills

  • Excellent organizational and time-management skills

  • Strong negotiation skills, ability to negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.

  • Must be a team player with strong leadership skills and the ability to excite and motivate contractors, employees and construction team members. Must be able to “see” and communicate the bigger picture.

  • Must demonstrate a passion for construction and team leadership

  • Must be honest, firm, patient and professional when working with employees, clients and contractors

  • Must be open minded and willing to learn and grow with the company and people

  • Must be driven and self motivated, able to manage multiple projects at once and manage their time efficiently

  • Must be able to deal with stressful situations and deal with financial, timeline and project pressure in a calm and professional manner

  • Must be creative and enjoy solving complex problems. Solution oriented mental processing is a vital asset to being successful

  • Must be willing to train others and work with employees who need assistance and guidance

  • Must have excellent conflict management skills and the ability to resolve disputes

  • A minimum BSc/BA in engineering, building science or relevant field is a strong asset

  • PMP or equivalent certification will be an advantage
