About The Position

The Project Manager, Capital oversees and manages, as assigned, multi-faceted projects across Canada. This position is responsible for the end-to-end delivery of project/program objectives, ensuring quality and process improvements, deliverable timelines, and value-added service.

  • Reports To: Director, Capital
  • Location: Regional Office

Key Responsibilities

  • Project Management: Manage and execute the planned capital program within the assigned portfolio.
  • Coordinate with Internal teams to minimize disruption to residents.
  • Define scope of work, project budgets and obtain required approvals.
  • Actively manage all assigned projects to ensure completion on schedule, within budget, and to required quality standards.
  • Source, negotiate and hire all consultants and contractors.
  • Ensure cost-effective management of project processes.
  • Manage internal and external resources to achieve project objectives.
  • Maintain compliance with departmental operating processes and procedures.
  • Perform regular project reviews and updates to stakeholders.
  • Investigate damage, accidents, or delays and take corrective action as required.
  • Prepare project approval recommendations per delegation of authority.
  • Coordinate with City officials and other stakeholders as required.
  • Collaborate with site and operations teams to resolve unforeseen events (e.g., floods, fires, heating issues); lead full insurance claim files when applicable.
  • Update project management software (SuiteSpot & Yardi).
  • Ensure Payscan processes (POs and invoice payments) are complete and timely.
  • Availability outside regular business hours to support emergencies.

Capital Management

  • Collaborate with the Director, Capital to recommend execution strategies for upcoming capital projects.
  • Provide reporting for cash flow, budget/project variance analysis to stakeholders.
  • Update project tracking sheets/PO accruals as required.
  • Develop annual project capital and operating budgets for the assigned portfolio.
  • Assess infrastructure planning and prioritize required work.
  • Continually pursue cost reduction and efficiency improvements.
  • Coordinate with Operations to resolve technical issues promptly.
  • Participate in acquisition due diligence, including capital plan preparation and coordinating third-party reports as needed.
  • Support building condition and core services (e.g., heat, water) to ensure successful operation.

Education and Experience

  • Post-secondary education in Business, Engineering, Project Management, Architecture, Interior Design, Construction Management or a related discipline.
  • 3-5 years project management experience is required.
  • Minimum 1 year of experience managing multi-residential or commercial projects is an asset.
  • Proven ability to build and maintain relationships with internal and external stakeholders.

Travel

  • Flexibility to travel within an assigned region (up to 30-40%).
