Job Summary:
The Building Superintendent is responsible for the overall maintenance and management of the building, ensuring that it is safe, clean, and operational at all times. This role includes performing minor repairs, coordinating with contractors, supervising cleaning staff, and responding to residents requests.
Key Responsibilities:
- Maintenance & Repairs:
- Perform routine inspections of the building’s interior and exterior.
- Carry out minor repairs and maintenance tasks, including plumbing, electrical, HVAC, and carpentry.
- Coordinate and supervise contractors for larger repair and maintenance jobs.
- Residents Relations:
- Respond promptly to residents requests and concerns.
- Communicate regularly with residents regarding building updates, repairs, and maintenance schedules.
- Building Operations:
- Oversee the daily operations of the building, including security, waste management, and utility services.
- Ensure all safety systems, such as fire alarms and emergency exits, are in proper working order.
- Cleaning & Groundskeeping:
- Supervise cleaning staff and ensure common areas are kept clean and well-maintained.
- Maintain the building’s exterior, including landscaping and snow removal as needed.
- Administrative Duties:
- Maintain accurate records of maintenance activities, inspections, and repairs.
- Monitor and manage the building’s budget for maintenance and repairs.
- Prepare reports for the property manager or building owner as required.
